Last year, a total of 4,897 prefabricated houses were built in Austria. This corresponds to an increase of 2.2%. Until 2023, the prefabricated house market is going to grow by an average of only 1.4% per year. However, a study by Interconnection Consulting shows that the market share of single-family homes is going to rise again.
After a decrease in the percentage of prefabricated houses between 2016 and 2018, the percentage of prefabricated single-family and two-family homes recovered and was at 28% in 2019. In the next years, Interconnection expects a further increase in market share. “The sector profits not only from the consolidation of the market and the strong prefabricated house brands but also from the market becoming more ecological,” explains Daniel Kollar, author of the study. The market is clearly dominated by the single-family home segment but last year, the segments two-family homes (+4%) and multi-story residential buildings (+5%) saw the highest growth rates. This trend is going to continue in the coming years as well. Upper and Lower Austria are the core markets for prefabricated houses in Austria. However, smaller markets, such as Vorarlberg (+4% every year until 2023), have the biggest growth potential.
While the number of bare bone houses and houses ready for finishing is going to fall until 2023, turnkey housing units are going to grow by a strong 5% each year and are thus going to see a significant rise in market share which is currently at 34%. “Customers increasingly opt for complete packages in order to simplify the construction process and build in a more time-efficient way,” explains Kollar. When it comes to the type of construction, wood frame constructions still dominate with a percentage of 72%. Here, market share is expected to see little change in the coming years.
Last year, market concentration slightly increased. The total market share of the five leading suppliers rose from nearly 36% to 37%. When it comes to the ten main companies, market concentration increased by almost 5%. The main suppliers, in alphabetical order, are Elk group, Haas, Hartl, Mischek, Wimberger.
