This could be the biggest commercial CLT construction project in Great Britain. The project has been developed by the architectural office Bennetts Associates and is to be built by Laing O’Rourke on Lavington Street 25 in the borough of Southwark near the Tate Modern. It is a redesign of a former printworks going back to the 1950s.

The Timber Square project which comprises two buildings with ten and 15 floors was submitted for planning in March 2020. The buildings offer 34,000 m² of mixed floor space, such as 32,000 m² of class A offices, affordable workspaces, roof terraces and an improved public space.

Timber Square will retain around 90% of the existing building and use a hybrid steel and CLT frame structure. Also, low-carbon and recycled materials are used in the entire development process. All floors are said to have access to roof terraces and gardens.
